I'm working on some marketing for Phillippi Gardens, my personal neighborhood, and decided to make some fun graphics based on the spreadsheet I was working on to see where VALUES are going here. The GOOD NEWS for us owners here is that inventory is very low, so that there are no "giveaways" like there have been in the past* few years. The overall price per square foot has dropped by 14% but I suspect that it will increase before the end of the year. I will keep an eye on it! Quite a few homes sold here were in need of remodeling and the condition of the roads for the past few years from the County Sewer Replacement program DID NOT HELP. Here's to ending out the year STRONG!

* huge pet peeve are agents who don't live here UNDERPRICING some homes and they sell in less than a week and everyone is so shocked!
