MARKET SUMMARY:

Phillippi Gardens, like most of Sarasota, saw a slowing of the real estate market in the first half of 2019.  Some blame the volatile stock market, others point out the impact of the Red Tide that hit last summer/fall.  I believe the biggest impact on our values in Phillippi Gardens was the Phillippi Septic Replacement Project that started 3-4 years ago.  With the project behind us and the last couple of homes being hooKed up, we are on our way to seeing our prices rise.  Unfortunately, a few Bank-Owned properties entered our market recently and made the values drop further, but again, we will be seeing a recovery with non-distressed homes in 2019 and 2020. If you are selling, please consider listing with me or another agent who lives in the neighborhood!
