 In the next month you will start to see a flurry of activity West of the Trail, when folks are starting to look for homes to buy in the Southside School District.  If there's a doctor who is moving to Sarasota and they want to be near Sarasota Memorial and have their kids in Southside Elementary, you bet she will be choosing for her home from one of the fantastic homes West of the Trail. Notice on the graph above, how home sales nose DIVE in August.  It will dip again at the holidays but then start it healthy climb back into Spring.  Happens every year!

BUYERS: Not only do I suggest a comprehensive Home Inspection with a licensed Home Inspector, I also suggest that you get a licensed electrician out to check over the panel. Many homes in Sarasota are older and we often have no idea of the history of a home and the scope of work done on it over the years. Additionally, there are some electrical panels that insurance companies will not accept which will cost you $1000+ to replace AFTER CLOSING, something you could possibly negotiate with the seller had you known. My husband and I are dog lovers and when we have the time, we bring our boys down to Venice's Paw Park on South Brohard Beach.  This time of year, I like to go EARLY (and I mean early...no later than 8am) to avoid the heat of the sun.  If you are a heartier type, take a tent or an umbrella, lots of cold water, a good book and your best friend and have a dip in the clear blue waters of the gulf.

In the last year or two you will notice a LOT of new (spec) homes being built.  

 

The Southside area has had the MOST new construction, with 17 available homes either completed or under construction now and 23 that have sold since the beginning of 2015.  The average $/square foot SOLD for new construction in Southside has been $383, only 2% off the asking price.  

 

In the Museum Area, only 4 homes are new (pre-construction or waiting for a contract) for an average of $383/square foot list price and only 1 sold in 2015 for $277/square foot sold price.

Taking a look at this graph, you will know EXACTLY how many sold from the MLS from 2001 all the way through 2015.  Facinating to see the glut right before the market exploded in 2005, when priced shot up and then again in 2011 as the log jam broke free from lack of buyers (scared, recovering or unqualified).  Our inventory is improving but is still at historic lows and dare I say, Sellers are pricing a little too high causing less homes to sell or taking much longer to sell (polite or smart buyers!  I can't stress enough making sure your home is priced right...because Buyers won't...

As you can see, our market is a rollercoaster!  We're not quite at 2005-2006 dollars but we are very close.  On average West of the Trail (specifically in the Southside district), homes in 2015 were listed for $372 a square foot and sold for $355 a square foot, approximately 5% off asking.  Values have gone up 31%  since 2010 (when we tanked!) and if you look at the graph, it seems to be going in the 'right' direction!  Call me to discuss the value of your home West of the Trail and how we can get the most money for it in this market!

 Are you surprised?  For the past 13 years I've been keeping tabs on when homes sell and it's not surprising that high season, when most seasonal homes and beach condos, sell, is not when these single family homes sell in mainly residential neighborhoods because folks are trying to get their kids into the A-Rated School systems!  So don't lose hope if your home is still on the market in February.
