Staging is a funny thing – We know it ABSOLUTELY works, but when it comes down to paying for it, we don’t always understand the return on doing it and often skip it. When putting on a new roof or redoing a master bathroom, you can pretty easily estimate the amount of return you will get, but it's not until you have a 'before' situation with a house that just sits there for months and an 'after' situation where the same house for the same price sells within days, it's obvious what did it.

 When going to the beach EVERY SINGLE DAY is not your bag, be relieved that Sarasota has some of the best entertainment in Florida.  From Opera, ballet and small theatre runs heading toward Broadway, we've got something for everyone!  Personally, I love catching a show at the Asolo next to the Ringling Museum, but I've been known to go to the opera downtown!  You just can't lose!  A tip is to get a subscription to Sarasota Magazine and you will get a yearly coupon book for many of the venues in town!

 All the wonderful and exciting amenities in town are near Phillippi Gardens, a neighborhood established in the 1950s here in Sarasota, Florida.

The final numbers are in for 2018 West of the Trail and it looks like we're definitely in a slowdown.  Homes are selling for less, taking longer to sell and the inventory has swelled with an absorption rate of 9 months.  A lot of people have asked where the market is headed and all numbers indicate that Sellers need to be smarter when selling their homes; they need to price according the current market, present their home in it's best light possible and need to be flexible when the market changes.  The good news is that Buyers are out there but they have a lot of choices.  Work wi...
